Their tenant was midway through a 20-year lease on a prominent restaurant property on a main road in South West London and were looking to exercise a rent review and wanted to understand the market rental value.

Phase 1: The Market Report A comprehensive review of comparable evidence and market trends to provide a market rental figure. This gives the landlord a clear “go” or “no-go” signal based on data, not guesswork. This is undertaken for a fixed fee.
Phase 2: The Negotiation Once the client chose to proceed based on our report, we moved to the negotiation phase. This involves a small base fee with a performance-related bonus, ensuring our interests are perfectly aligned with achieving the best possible outcome for the client.
The Result? By utilising both phases, we secured a substantial rental uplift for the next five-year term of the lease, significantly increasing the client’s capital value of the asset.
